Fair Oaks Ranch is named for its trees, and they define every project here. Most lots sit under heritage live oaks, some of them centuries old, which means deep shade, shallow roots everywhere and a real risk of oak wilt. Add one of the densest deer populations in the region and you have a place where standard landscaping fails quickly.
We work with Fair Oaks Ranch's trees instead of against them: shade gardens where lawns won't grow, careful construction in root zones and lighting that shows the oaks at night.
Local conditions
Caliche and limestone with a thin layer of dark soil, typical of the Hill Country edge. Under the oaks, the soil is full of feeder roots in the top foot, so we avoid tilling, trenching or adding fill there. Planting in root zones is done by hand with small holes, and drip lines run on the surface under mulch.
Gently rolling, with some steeper lots near the creeks. The bigger challenge is the canopy: many front and back yards get less than four hours of direct sun. Our Live Oak Shade Garden project replaced a decade of failed lawn under four oaks with inland sea oats, Turk's cap and cedar sage.
Oak wilt is present in the area. We follow Texas A&M Forest Service guidance: no pruning or wounding of oaks from February through June, every cut painted immediately, and firewood from unknown sources kept off the property.
Fair Oaks Ranch has city-wide deed restrictions and an active HOA with an architectural committee that reviews front yards, fences, structures and lighting. Its standards protect the natural look of the city, which suits native-first design. We've had multiple Fair Oaks Ranch plans approved without changes because the submissions included everything the committee needs.
Fair Oaks Ranch runs its own utility, with drought stages and watering schedules for sprinklers. We design around drip and limit turf to the few sunny spots where it grows well, which keeps yards green under restrictions and keeps water off oak trunks.

Kitchen, fire pit and patio done in six weeks, on budget. They ran gas and power under the patio in the same phase so nothing had to be cut later. Wade's stonework is the real deal.
We fought the grass under our live oaks for ten years. Marisol showed us a 3D model of a shade garden instead, and that's what we got. The deer leave it alone, and the oaks lit up at night are the best thing about the house.
Fair Oaks Ranch is about 40 minutes from our yard. Bring any HOA correspondence to the site walk; if your plan needs committee approval, we'll prepare the submission with the design.
