Canyon Lake lots are steep, rocky and mostly built for the view. The house sits high, the lake sits low, and in between is a slope of thin soil and bare limestone that washes out in every big storm. Getting down to the water safely, at night, without wrecking the hillside is the job on most of our Canyon Lake projects.
Many of our Canyon Lake clients are weekend owners or new full-time residents. They want things that work without daily care: drip irrigation they can run from a phone, native planting that doesn't need hand-watering, and lighting on timers.
Local conditions
There often isn't much. Many Canyon Lake slopes have an inch or two of soil over limestone ledges, with deeper pockets between them. We plant in those pockets, bring in soil where we must, and choose plants that root into rock cracks: little bluestem, sideoats grama, cenizo, agarita and Texas persimmon.
Slopes of 20 to 40% are common, and gullies form fast once the native grass cover is broken. We stabilize slopes with low terrace walls, erosion blankets and native seed, and we keep everything that can be built on contour. Equipment access is often the biggest challenge, so we plan delivery routes and use compact machines and hand crews where a skid steer can't go.
Most homes are on septic systems, and many drain fields sit on the slope below the house. Nothing heavy can be built on them, and heavy equipment shouldn't cross them. We map the system before design.
Canyon Lake is unincorporated, so there are no city permits for many projects, but subdivisions like Mystic Shores, Canyon Lake Forest and Canyon Lake Hills have their own deed restrictions and property owners' associations. Decks and structures may still need county or association review, and work near the lake may involve the U.S. Army Corps of Engineers' shoreline rules. We check before we design.
Water service here comes from several utilities and private wells, each with its own drought rules. Supply on the lake is limited, and summer restrictions are common. That's why most of our Canyon Lake work runs on drip with smart controllers.

They mapped my septic field before they designed anything, which nobody else even asked about. The terraces stopped the erosion, the new deck opened up the lake view, and the lit steps make the walk to the dock easy at night.
Weekend house, nobody there to water. Hannah converted our spray zones to drip and set up a controller we run from San Antonio. Plants look better than they ever did and the bill is lower. Licensed and knew her stuff.
Canyon Lake is about 25 minutes from our yard. If you're a weekend owner, we can do the site walk with you on a Saturday morning and handle the rest by phone and video, with photo updates every Friday during the build.
